The site is located on Wilton Drive, which is the main commercial activity center in Wilton Manors, Florida, which has become well-known as a lifestyle community for mostly LGBT residents. Shoppes of Wilton Manors was recently included in the City’s Arts and Entertainment District, which allows for up to five stories.
The property currently has two retail buildings (one in the front and one setback). The front building is anchored by a Georgie’s Alibi, which is one of the most successful bars in Wilton Manors. The front building is almost 100% occupied and garners some of the highest rents in the area. The back building was de-tenanted over the last few years by previous ownership for an anticipated residential development, but they were unable to achieve the desired entitlements for the site. Grass River has engaged a local leasing team to fill the Building B vacancies and lease the to-be-constructed outparcel.
